109-Unit Venice Boulevard Mixed-Use Project Pitched Near Culver City

A developer has plans for a 109-unit, seven-story mixed-use project at 10610 – 10646 Venice Blvd., according to a planning case opened by the city in late April. The applicant and owner behind the project is shown as Isaac Cohanzad, founder of LA-based developer and property management company Wiseman Residential.

The project site, which fronts 238 feet of the southern side of Venice Boulevard, has held several commercial buildings including a gas station. Existing structures would be replaced by a 76-foot-tall, 86,353-square-foot residential building with about 3,800 square feet of ground-floor commercial space.

The developer is requesting several Tier-3 project incentives under the city’s transit-oriented communities program, including a 70-percent density bonus over the 63 units allowed otherwise. As a result, the project would set aside 11 units for extremely low-income households, plans show.

The unit mix would include 51 one-bedrooms, 44 two-bedrooms, and 14 three-bedroom apartments.

The project would also offer about 7,800 square feet of common open space, with amenities including third-floor courtyards, a pool area, and about 3,600 square feet of rooftop garden space.

The project would also provide 137 automobile parking spaces and 114 bicycle spaces.

Venice Overland LP, a company registered at the address of Wiseman Residential, acquired the multiple parcels making up the project site for about $14.3 million through a series of transactions between 2019 and this year, according to Los Angeles County property records.

Also involved in the development effort is Matthew Hayden of Hayden Planning, the project representative.
