145-Unit Westlake South Mixed-Use Plans Under Neighborhood Review

Developer Triumph Properties is proposing a mix of studios through two-bedrooms over about 2,000 square feet of commercial space

The Westlake South Neighborhood Council Wednesday evening will review plans for a seven-story, 145-unit mixed-use apartment project at the southwestern corner of the Beacon Avenue and James M. Wood Boulevard intersection, according to the neighborhood group’s agenda.

The project is being led by Beverly Hills-based developer Triumph Properties, which is proposing that the community replace a surface parking lot at 905 – 923 Beacon Ave. and 1720 James M. Wood Boulevard. The commercial real estate company first submitted plans for the Westlake project in late 2020.

Plans call for a 93-foot-tall, roughly 120,000-square-foot building with 20 studio apartments, 111 one-bedrooms, and 14 two-bedrooms over about 2,000 square feet of street-facing retail along James M. Wood Boulevard. Studios would range in size from 452 to 515 square feet, ones from 520 to 675 square feet, and twos from 805 to 1,048 square feet, plans show.

The developer is requesting Tier-3 project incentives under the city’s Transit Oriented Communities Incentive Program, including a 70-percent density bonus, according to application documents. The community would include 15 apartments reserved for extremely low-income households, per TOC requirements.

Designs for 905 Beacon are being led by project architect Next Architecture and landscape architect SQLA.

Plans also call for amenities including an outdoor dog run, pool courtyard, rooftop terrace, and fitness room.

The project would provide 184 automobile parking spaces in two underground and two above-grade levels, along with 184 bicycle stalls.
