27-Unit Marina Arts District Condo Project Heads Before Planning Commission

Plans call for seven units to be reserved for very low-income households

The Los Angeles Planning Commission on Thursday will review plans for a 27-unit condominium project planned for the Marina Arts District at 13481 – 13485 Beach Avenue, its agenda shows.

The applicant and owner behind the project, which would replace a triplex and single-family home, is Stan Lee Enterprises, which has owned the property since 1972, according to Los Angeles County property records.

Planning commissioners will vote on several requested incentives, including an 18-unit density bonus and 30-foot height increase to 85 feet. Staff recommends approvals for the project as designed, according to a project planning packet.

The project would rise seven stories and have about 22,000 square feet of floor area for 22 one-bedrooms, four studios, and one two-bedroom. Seven units would be reserved for very low-income households, plans show.

The architect for the development is El Segundo-based firm Breakform Design.

While floors two through seven would hold the project’s residences, designs call for the ground floor to contain a 600-square-foot entrance, recreation room, and lobby area on the corner of Beach and Del Rey Avenues. The project would provide 16 parking spaces: four on the ground level and 12 in an underground parking garage.

Plans also entail about 3,000 square feet of open space, including a 1,071-square-foot common roof deck.
