29-Unit Pico-Robertson Project Approved

The Los Angeles planning department has approved a six-story, 29-unit multifamily project planned for 1442 S. Bedford St. in the Pico-Robertson neighborhood, according to a determination letter filed by the city last week. The applicant behind the project is 1442 S. Bedford LLC, an entity registered to the West Hollywood offices of real estate investment company Trion Properties.

Just south of West Pico Boulevard, the project site comprises 1442 and 1446 S. Bedford St., two parcels totaling about 13,000 square feet that hold a two-story duplex and two one-story single-family structures. Each of the buildings will be demolished to make way for a roughly 62-foot-tall, 33,123-square-foot residential building with two one-bedrooms, 13 two-bedrooms, and 14 three-bedrooms.

Approvals granted by the planning department for the Pico-Robertson development, which will set aside three units for extremely low-income households, include Tier-3 project incentives under the city’s Transit Oriented Communities Incentive Program. It moves forward with a 70-percent density bonus and 22-foot height increase (to about 62 feet), among other incentives.

Designed by John Friedman of The Ketter Group, the project will also offer about 3,330 square feet of open space in the form of yards and balconies, as well as a community room, gym, and roof patio, among other features. Plans also call for 36 automobile parking spaces in one at-grade level and one underground level, with 33 bicycle spaces.

The two properties making up the project site were acquired by the LLC linked to Trion Properties in December for about $5.4 million, according to Los Angeles County property records.
