The Los Angeles planning department has given approvals to plans by SoLa Impact for a five-story, 70-unit mixed-use apartment development in the Crenshaw District, according to a determination letter posted by the city this month.

The planned project will take shape at 4006 – 4014 W Martin Luther King Jr. Boulevard, replacing a vacant lot with a new, approximately 33,500-square-foot apartment community designed by project architect The Architects Collective. Plans call for 68 one-bedrooms at sizes of 392 square feet each and two 305-square-foot studio apartments above about 400 square feet of ground-floor commercial space.
Approvals given this month allow for Tier-2 project incentives through the city’s transit-oriented communities program, including a 22-unit density bonus for the planned total of 70 apartments, according to this month’s determination letter. Seven apartments will be set aside for extremely low-income households in accordance with the TOC program, plans show.
Other TOC incentives include a 25-percent reduction in required open space to allow for only 5,600 square feet. The proposed project will include decks on its second and fifth floors.
Plans also call for 36 automobile parking spaces and space for 64 bicycles.
