The Los Angeles planning department has given approvals to plans by Canfield Development for an eight-story, 85-unit project at 4750 Santa Monica Blvd. in East Hollywood, according to a determination letter filed by the city this month. The approvals, which include Tier-4 project incentives under the city’s transit-oriented communities program, allow for an 80-percent density bonus on top of the 47 units allowed otherwise, plans show.

The project will rise about 97 feet on a three-parcel property at the corner of Santa Monica Boulevard and North New Hampshire Avenue, a block west of the Vermont / Santa Monica Metro station. Plans call for demolishing three buildings at the roughly half-acre project site: a commercial building, a storage building, and a two-story single-family dwelling.
The new development will contain 21 studios, 57 one-bedrooms, two two-bedrooms, and five four-bedrooms, as well as amenities including a ground-floor gym, second-floor courtyard, and top-floor terrace. The project will also feature 1,137 square feet of commercial space, along with 74 vehicle parking spaces and 52 bicycle spaces.
Consistent with a Tier-4 TOC project, 4750 Santa Monica will include 10 units for extremely low-income households.
Based in LA, Canfield Development was in escrow to purchase the project site last year at the time of its application. The three parcels making up the site have since been sold for about $5.5 million total, according to Los Angeles County records.
