Arts District Live/Work Conversion Project Receives Approval

The Los Angeles Office of Zoning Administration has approved plans to convert a six-story warehouse in the Arts District into a 170-unit mixed-use live/work development, according to a letter of determination filed by the city of Los Angeles this month.

The project is being led by applicant and owner Loftquinox LLC, which is a company managed by Tal Hassid, and it will take shape at 1340 East 6th Street, plans show. The community will hold 170 units mostly ranging from 859 to 1,562 square feet, along with about 16,500 square feet of ground-floor commercial space for retail, office, or restaurant uses across 14 tenant spaces.

Loftquinox LLC, which county records show acquired the existing warehouse in 2015 for about $16.1 million, is joined in its plans by project representative Shapour Shajirat of company DCC, according to planning documents.

The project will also provide a total of 24,186 square feet of usable open space that includes a gym, bar, and rooftop pool and jacuzzis, plans show.

Plans also call for a list of exterior modifications that include ground-floor commercial storefronts, new balconies matching the existing fire escape landing, and new glass guardrails at the roof top.
