Beverly Grove Apartment Project Plans Receive Approvals

The Los Angeles planning department has given approvals to plans for a new five-story, 12-unit apartment project in Beverly Grove, according to a determination letter posted by the city last month.

The planned development will replace a two-story, four-unit multifamily building at 101 S. Clark Drive and is being led by project applicant and owner Hersel Bani-Esraili of Desert Orchard LLC, which first filed plans for the apartment development earlier this year. Named Clark in planning documents, the community will take shape at the southwestern corner of the Alden Drive and South Clark Drive intersection.

Plans call for an approximately 13,000-square-foot, 56-foot-tall building with six 578-square-foot one-bedrooms and six two-bedrooms ranging in size from 1,117 to 1,156 square feet.

Planning approvals given last month allow for Tier-1 project incentives under the city’s transit-oriented communities program, including a 50-percent density bonus and a one-story height increase to the planned five stories, according to the determination letter. The developer will reserve one apartment for an extremely low-income household, one for a very low-income household, and one for a low-income household in accordance with the TOC program.

Led by Kevin Tsai Architecture, designs for Clark call for five residential levels above one level of underground parking. The community will provide nine automobile parking spaces and space for 14 bicycles, with vehicular access to be provided via a two-way driveway accessible from Clark Drive.

Plans also call for about 1,500 square feet of open space including 400 square feet of common open space at the roof level.

Yael Lir Landscape Architects is also involved in designs for Clark, according to planning documents.
