The Ketter Group has filed application paperwork this month laying out plans to build a six-story, 28-unit multifamily community in the Hollywood Hills neighborhood, planning documents show. The Studio City-based developer is listed alongside applicant Erwin One LLC, owner of two existing 6555-6561 Franklin Ave. properties that would make way for the new development.

The developer and applicant are looking to take advantage of multiple Tier-3 bonuses offered by Los Angeles’ Transit-Oriented Communities Incentive Program. Because it would be within half a mile of the Hollywood/Highland Metro Station and reserve three units for extremely low-income households, the project could rise almost 66 feet, or about 20 feet more than what is otherwise allowed, and its 28 units call for a 70% density increase, or one of 11 units. Under the Tier-3 project incentive of requiring no more than half a parking space per unit, 6555 Franklin project plans also call for 17 parking stalls instead of the 36 required by base parking minimum requirements.
The Hollywood Hills project is one of many steered by The Ketter Group in recent years. The developer touts 1,200 units constructed and 850,000 square feet developed in all, and it is close to the finish line on Decolage at Pico, a 51-unit condominium mixed-use project slated for LA’s 3057 W. Pico Blvd.
The Ketter Group is also the architect for its 6555 Franklin project, according to planning documents. Designs call for 8 studios, 4 one-bedrooms and 16 two-bedrooms, with six of the studios on the top floor and including 190 square-foot to 290 square-foot lofts.
