Along with the new apartment tower, which would rise on the western end of the site, the church’s plans for 333 S. San Vicente Blvd. call for the demolition of three ancillary church buildings and the temporary deconstruction of the cathedral at the property to allow for the construction of a five-level underground parking garage. The cathedral would be reassembled upon completion of the parking structure, while the demolished church buildings – which include meeting rooms and a social hall – would be replaced by a three-story church building, plans show.
Designed by Nadel Architects, the new residential tower would hold 13 studio apartments, 80 one-bedrooms, and 60 two-bedrooms, with 17 units reserved for very low-income households, plans show. The church is requesting approvals for a 35-percent, or 50-unit, density bonus.
Reaching a maximum height of 225 feet, the project would also include about 9,200 square feet of common open space including a recreation deck, pool deck, recreation room, and a fitness room. There would be another approximately 7,600 square feet of private open space in the form of 136 private balconies and four private ground-floor patios.
In all, the development would provide 397 vehicle parking spaces.
