City Advances 40-Unit Winnetka Project

The Los Angeles planning department has formally advanced a 40-unit multifamily project in Winnetka following commissioners’ unanimous approval in the fall, according to a planning report released last week. At the helm of the three-story project is Lahikahi LLC, an entity registered to the North Hollywood address of Golden Oak Properties, which is a local property management company. The project representative is Ken Stockton of Stockton Architects, the architect for the 6817 N. Winnetka Ave. project.

The developer will demolish an existing one-story, 3,500- square-foot commercial structure at the project site to make way for the incoming 42,611-square-foot, 45-foot-tall residential building. Plans call for 22 one-bedroom units and 18 two-bedroom units, ranging from just under 600 square feet with the smaller single-bedrooms and just over 1,000 square feet for the bigger two-bedroom apartments.

Residents will have access to one approximately 20,000 square foot semi-underground level of parking that will include 53 automobile parking spaces, along with 64 long-term bicycle parking spaces. The project will include a pair of roof decks totaling about 2,000 square feet and a 900-square-foot courtyard.

To ensure two units would be reserved for very-low-income households, the city approved bonuses in total unit count and floor area ratio. The increase to 40 units is above the 13 that would have been allowed otherwise, while allowed FAR is 1.75: 1 instead of 0.5: 1.
