City Approves 160-Unit Affordable Housing Project In Gramercy Park

The Los Angeles planning department has given approvals to plans for a 160-unit affordable housing project at 8701 S. Western Ave. in the Gramercy Park neighborhood of South Los Angeles, according to a determination letter filed last week. The project will rise on a mostly undeveloped, roughly 2-acre site fronting Western Avenue from the west and 87th and 88th Streets from the south and north, respectively. Plans call for one five-story residential building and another three-story residential building combining for a total of 157 units for low-income households (and three manager’s units), replacing a parking lot, vacant land, and a one-story bank building at the site.

The site’s five-story East Building will contain 100 units along with almost 7,000 square feet of commercial space, while the three-story West Building will hold 60 units and 114 parking spaces in one underground level. Both buildings will be connected by an upper-level walkway and underground parking garage, plans show.

Currently called 87th & Western, the project will offer 67 one-bedrooms, 80 two-bedrooms, and 13 three-bedrooms. Both residential buildings will also provide about 14,000 square feet of open space.

Innovative Housing Opportunities is led by president and CEO Rochelle Mills and has the mission “to build attractive affordable housing environments that are indistinguishable from market rate properties,” according to its website.
