Co-Living Company Treehouse Plans 101-Unit Project In Leimert Park Area

Hollywood-based co-living company Treehouse has plans for an eight-story, 101-unit project in the Leimert Park area, a new planning case posted by the city of Los Angeles this month shows.

The project would rise at 4421 – 4437 Crenshaw Blvd., replacing four structures including 21 units and a pawn shop with a new 93-foot-tall mixed-use building, according to application documents. Plans call for 55 studio units, 15 one-bedrooms, 18 two-bedrooms, 10 three-bedrooms, and three four-bedrooms along with 10,000 square feet of commercial space.

The community would be the second from Treehouse, a co-living startup founded by Prophet Walker and Joe Green. It opened its first, a 60-unit community in Hollywood, in 2019.

Treehouse is seeking Tier-4 project incentives under Los Angeles’ Transit Oriented Communities Incentive Program, including an 80-percent density bonus on top of the 56 units allowed otherwise, as well as a reduced required parking minimum. Per TOC requirements, the community would include 15 below-market-rate units: 12 for extremely low-income households, and three for low-income households.

Most of the mixed-use building’s commercial space would be found at the ground floor for a market hall and cafe, while about 1,740 square feet would hold a seventh-floor restaurant.

The project would provide 15 automobile parking spaces in an underground structure and 81 bicycle spaces.

Residents would have access to amenities including a central courtyard and rooftop pool deck.

The project representative for the 4421 – 4437 Crenshaw Blvd. development, which is referred to as Treehouse Leimert Park in application documents, is listed as Gary Benjamin of Alchemy Planning + Land Use.
