Colorado Developer Plans 94-Unit Eldercare Facility In Granada Hills

The 6-acre project site holds three single-family homes and vacant land

Confluent Senior Living has plans for a 94-unit, 92,933-square-foot eldercare facility in Granada Hills, according to a new planning case opened by the city of Los Angeles this month.

The project would rise on a roughly 6-acre site at the northwestern corner of the intersection of Shoshone Avenue and Rinaldi Street, replacing three single-family homes with a two-story building holding 64 assisted living units and 30 memory care units, plans show.

A subsidiary of Denver-based national developer Confluent Development, Confluent Senior Living is partnering in its Granada Hills project with senior housing operator MorningStar Senior Living.

The proposed building would rise 45 feet and reflect a “modern farmhouse” architectural style, with building materials including horizontal siding, brick veneer, and metal roofing and designs calling for “welcoming front porch elements at the main entry,” plans show.

The building plan is organized into two main neighborhoods – one for assisted living and one for memory care residents – with each neighborhood having its own courtyard with amenities including outdoor dining, a putting green, a fire pit, a dog run, a community garden, and other areas.

Entry and exit to the community, which would offer 71 surface parking spaces, would be provided off of both Rinaldi Street and Shoshone Avenue.

The four-parcel project site is owned by nearby Heritage Christian School, which has a preschool and elementary school campus across Shoshone Avenue from the project site.

Confluent Senior Living told What Now Los Angeles that it filed plans following initial meetings with the Granada Hills North Neighborhood Council planning and land-use committee and that it will have more to share as it moves forward with the project.

“We look forward to continued engagement with the community and Neighborhood Council as these plans progress,” the company said.
