The 22,683-square-foot project would rise 56 feet in place of a single-family home at 4830 – 4832 S. Slauson Ave., according to the agenda.

Plans on file with the land-use committee list the owner as Slauson Park LLC, a company state business filings show is led by Albert Shamsian. The existing property was acquired in 2019 for $1.5 million, according to Los Angeles County property records.

The new apartment building would hold 10 one-bedrooms and five two-bedrooms over one level of subterranean parking with 18 spaces. Plans also call for 17 bicycle spaces and 1,625 square feet of open space, including 749 square feet on the roof.

The developer will request from the city transit-oriented communities incentives including a four-unit density bonus (to 15 units) and 11-foot height increase (to a maximum of 56 feet), plans show. Per TOC requirements, the new project would reserve two units for very low-income households.

The project architect is shown as West Pacifica Design Construction.
