Developer Files Plans For 63-Unit Melrose Mixed-Use Project

Plans for a six-story building follow approvals for a smaller project at the project site given in 2016

An affiliate of Tiger West Capital has plans for a 63-unit mixed-use apartment project at the southwestern corner of the intersection of Melrose and Sycamore Avenues, according to a planning case posted by the city of Los Angeles this week.

Developer Tiger West Capital has had plans for a project at the project site of 7000 Melrose Ave., which currently holds a parking lot, for several years. It received approvals from the city to build a three-story, 40-unit project at the property in 2016 but never broke ground.

Now, the Los Angeles-based company is seeking approvals for a 35-percent density bonus above the 46 units otherwise allowed by zoning, along with a 30-foot height increase to about 68 feet.

Designs for the project are being led by Studio City-based Mika Design Group, while the architect of record is listed as Robert James Taylor Architects. Landscape architect MJS Design Group and land-use consultant Matthew Hayden of Hayden Planning are also involved in the proposed development, which is referred to as 7000 Melrose.

Tiger West Capital’s plans call for a project with 36 one-bedroom apartments ranging from 528 to 896 square feet and 27 two-bedrooms ranging from 715 to 1,210 square feet, with six units reserved for very low-income households, planning documents show. The building’s ground floor would hold about 1,900 square feet of retail space split between two similarly sized suites.

Planned residential amenities include recreation rooms, a roof deck, private balconies, and a large central courtyard. In all, plans call for about 6,000 square feet of common open space.

The Melrose project would provide 101 automobile parking spaces and 59 bicycle spaces in underground and above-ground parking areas.
