Commercial real estate investment and development company Cityview has been issued a new building permit for its $125 million Adams & Grand project set to rise at 2528 S. Grand Ave., according to Los Angeles Department of Building and Safety records. The permit issuance closely follows the LA-based developer’s announcement last month that it has secured Opportunity Zone funding for the mixed-use project.

About half a mile from the University of Southern California campus and in the Historic South Central neighborhood, Adams & Grand will feature 296 units – 125 studios, 87 one-bedrooms, and 84 two-bedrooms – 25 of which will be reserved for very low-income households and 3 of which will be set aside for moderate incomes. The amenity list includes a two-story club room, fitness center, pet run and wash station, and pool and spa deck. The project will also feature 390 parking spaces and 332 bike stalls, as well as 5,000 square feet of retail space, the tenants of which “will be carefully curated to fit the lifestyle of residents and complement the surrounding community.” Units themselves will have stainless-steel appliances and Nest thermostats, among other perks, and some will have balconies.
Cityview first submitted plans for the project in 2016, receiving approval for a General Plan Amendment the following year. The developer has said it expects the project to attract demand from college faculty, staff, and students, as well as other professionals in the area. The project site, 2528 S. Grand Ave., sits within two miles of seven different colleges serving about 70,000 students, according to Cityview.
Adams & Grand was designed by multifamily architecture firm Togawa Smith Martin, while interior design firm Nadia Geller Designs led the way on interior design. Other partners include WPIC Construction LLC and structural engineering firm John Labib & Associates.
Cityview, which expects a first-quarter 2023 completion of Adams & Grand, has recently started or finished multiple other projects in LA, including 123-unit 5935 Pico, which it broke ground on in November, and 75-unit Haven, a Culver City development that opened in 2020.
