Developer Plans 40-Unit East Hollywood Project

A developer has submitted plans for the construction of a six-story, 40-unit multifamily project at 505 – 517 N. Hoover St. in East Hollywood, according to a planning case filed by the city on Friday. The applicant behind the project is Daniel Pourbaba, the founder and CEO of real estate development company Category, plans show.

Two blocks south of Melrose Avenue, the roughly half-acre project site currently holds two single-family homes and an office building that plans call to be demolished to make way for a new 67-foot-tall, 60,265-square-foot residential building. The developer is requesting Tier-3 project incentives under the city’s Transit Oriented Communities Incentive Program, including a density bonus, 22-foot height increase (to 67 feet), and parking minimum reduction, among other incentives.

Plans call for 26 five-bedrooms, eight three-bedrooms, one two-bedroom, and five one-bedrooms, with about 5,300 square feet of open space. The East Hollywood development would also provide 51 automobile parking spaces and 44 bicycle spaces.

Two of the project’s three parcels, at 505 – 509 and 517 North Hoover St., were purchased by 511 Hoover LLC, an affiliate linked to Pourbaba in state filings, in separate purchases for about $3.37 million, according to transactions recorded with the county last year. The other parcel is owned by a single-family homeowner.

Other parties involved in the project include LA-based project architect Bittoni Architects and landscape architect Environmental Design Studio. Aaron Belliston, president of BMR Enterprises, is listed as the project representative.
