The owner of a parcel in the Sun Valley neighborhood at the northwestern corner of Vineland Avenue and Strathern Street has plans to develop a five-story, 97-unit affordable senior housing project, according to a planning case opened by the city last week.

The applicant behind the project is listed as Fariba Atighehchi of Vineland Senior Community LP, a company state filings show has nonprofit Las Palmas Housing as a general partner. The 82,980-square-foot project would take shape at 11039 Strathern St. and calls for the partial demolition of an existing commercial building at the project site, which also holds a surface parking lot.
Plans call for 96 one-bedrooms of either 541 or about 700 square feet reserved for low-income senior households, plus one manager’s unit. Named Strathern Senior Apartments, the development would provide 51 parking spaces in one underground parking garage.
Los Angeles County property records show the roughly 95,000-square-foot property, which holds a grocery store building, was acquired by the project applicant for $8.6 million last year.
Also involved in the proposed development are Oxnard-based Coastal Architects and Ventura-based landscape architect Kiesel Design, plans show. The project representative is listed as Dustin Go of consulting firm The Santa Maria Group.
Atighehchi has also led development company Western Pacific Housing LLC, which is shown as part of the development team behind the project.
