Developer Aby Holdings LLC is pursuing a five-story, 38-unit mixed-use project for the Park Mesa Heights neighborhood less than one week after receiving planning approvals for a similar project just one block north, a new case filing with the planning department shows. On Friday, the planning department filed a determination letter awarding approvals to 5909 S. Crenshaw, a five-story 65-unit project, What Now Los Angeles reported this week.
Aby Holdings’ subsequent project plans are slated for 5960 S. Crenshaw, where it is requesting Tier-4 project incentives under the city’s transit-oriented communities program. Because the project site is located within 700 feet of the under-construction Hyde Park light rail station at the intersection of Crenshaw Boulevard and Slauson Avenue, the project applicant is eligible for and requesting an 80-percent density bonus and the elimination of any parking minimums, among other Tier-4 incentives. Plans call for four parking spaces, two of which would serve requirements for the development’s 1,013 square feet of commercial space. The Crenshaw Boulevard project would also have 40 bicycle spaces.
Designs call for seven studios, 17 one-bedrooms, 12 two-bedrooms, and two threes, with units ranging from 287 square feet to 853 square feet.
As with its other Crenshaw Boulevard project, Aby Holdings, which state business filings show is registered to Douglas Nili at an address in Beverly Hills, is joined by The Code Solution, which is the project architect and representative.
The 8,000-square-foot project site currently holds a 1,236-square-foot commercial building that has been occupied by Jordan’s Hot Dogs, a fast-food restaurant. The property was purchased in 2019 for $1 million, county records show.
