Factory-Manufactured Supportive Housing Project Planned In Reseda

Supportive housing provider LA Family Housing has filed plans with the city of Los Angeles for a four-story, 64-unit community in Reseda, according to a new planning case posted by the city this month.

The new development would include 63 low-income units at 18722 Sherman Way for people struggling with homelessness, replacing an auto repair garage and tire shop currently occupying the three-parcel project site at the southeastern corner of the intersection of Sherman Way and Rhea Avenue. The other apartment would be a manager’s unit.

LA Family Housing intends to use several incentives under the city’s permanent supportive housing program, including a 19-percent density bonus, and it is also seeking a statutory exemption from California Environmental Quality Act review through Assembly Bill 1197.

The proposed development is also part of Los Angeles County’s Housing Innovation Challenge, which funds innovative solutions to homelessness in the area, plans show. Designed by LA-based Abode Communities, the project would feature three levels of factory-manufactured studio housing units.

“The Project promotes the advancement of modular, prefabricated design as a means to address the housing and homelessness crisis in our region,” the project team writes in application documents.

The Sherman Way community would feature about 5,200 square feet of common open space in the form of a ground-floor community room and a courtyard.

It would also provide 2,575 square feet dedicated to on-site supportive services, as well as 10 surface parking spaces and 57 bike stalls.

Tina Chee Landscape Studio is also involved in the design of the Reseda project.
