A developer has plans for a five-story, 25-unit apartment project in the NoHo Arts District near the intersection of Vineland Avenue and Magnolia Boulevard, according to a planning case posted by the city of Los Angeles last week.
Named NoHo Moderno, the project would replace a four-unit apartment building at 11013 – 11015 Hartsook Street and is being led by SMJ Development LLC, a company led by Shahar Kalev, according to planning documents. Designs are being led by project architect Sam Aslanian and landscape architect Harmony Gardens.
In accordance with Tier 3 of the city’s Transit Oriented Communities Incentive Program, SMJ Development would set aside three units for extremely low-income households. It is seeking incentives including an increase in allowed height from 45 feet to 67 feet and a reduced required parking minimum to half a space per unit.
Plans call for three one-bedrooms, 19 two-bedrooms, and three three-bedrooms along with about 1,400 square feet of common open space. Amenities would include a pair of roof decks and a recreation and fitness room.
The community would provide 13 automobile parking spaces in an underground parking garage, along with space for 27 bicycles, plans show.
