Five-Story Pico-Robertson Project Gets Planning Approvals

The Los Angeles planning department has given approvals to a five-story, 15-unit multifamily project planned for 1059 S. Holt Ave. in the Pico-Robertson neighborhood, according to a letter of determination filed by the city last week.

The project applicant and property owner is listed as Vladimir Beron, who is shown alongside project representative Dovid Feld of architecture firm Feld & Associates.

Project approvals are for demolishing the Holt Avenue site’s existing single-family residence and the construction of a Tier-3 multifamily project under the city’s transit-oriented communities program. Among other incentives including an 11-foot height increase to about 56 feet, designs call for a 67-percent density boost under the TOC program and for two of the project’s 15 units to be set aside for extremely low-income households.

The project will have one one-bedroom, 10 two-bedrooms, and four three-bedrooms over a below-grade parking garage with 11 automobile spaces and 15 long-term bicycle spaces. It is also slated to rise across the street from an under-construction, five-story, 29-unit project at 1070 Holt Ave., which is currently on the market, according to an online listing.

Totaling 15,250 square feet, the project is being designed by Feld & Associates, according to application filings.
