Hollywood Mixed-Use Hotel Project Given Green Light

The Central Los Angeles Area Planning Commission has given approvals to plans for a four-story mixed-use hotel development to replace a two-story duplex and surface parking lot on North Western Avenue in Hollywood, according to a determination letter posted by the city last month.

The project is being led by applicant and owner Phil Patel, who, plans show, intends to develop a 60-foot-tall boutique hotel at 1524 – 1530 North Western Ave. and 5446 West Harold Way, just north of Sunset Boulevard. The development will include 36 hotel rooms and 10 apartments above at-grade and below-grade parking levels. Two residential units will be set at rents below market rate: one for a very low-income household and one for a low-income household.

Designs for the planned hotel development, which is named Sapphire in planning documents, are being led by Glendale-based Alajajian-Marcoosi Architects.

The area planning commission’s approval of the project came in the form of a 4-0 vote during its October 26 meeting, according to the city’s determination letter.

Plans call for a mix of studio and one-bedroom apartments ranging in size from 258 to 680 square feet on the second floor and a variety of hotel rooms on the third and fourth levels. The development will also feature a 2,082-square-foot rooftop bar and lounge with 32 outdoor seats.

The project will provide 47 automobile parking spaces and space for 24 bicycles, plans show.
