Hollywood Office Development Plans Inch Forward With Anticipated April Construction Start

Plans call for a five-story creative office building targeting media and production companies

The Los Angeles planning department this month released an initial study and outlined an anticipated April construction start for Melrose + Seward, a planned five-story, 67,889-square-foot creative office development in Hollywood.

The proposed project is being led by West Hollywood-based investment and development firm Bardas Investment Group, and it would replace surface parking spaces and a one-story commercial building at 6101 Melrose Avenue. A pair of two-story creative office buildings at the northernmost portion of the three-parcel project site, which Bardas acquired as a whole in 2020 for about $29.6 million, would remain, plans show.

This month’s study assumes a project construction schedule of approximately 20 to 22 months, with a final buildout occurring in February 2024.

“The Project’s media-focused uses and forward-thinking post-pandemic design would continue and enhance the existing creative corridor along North Seward Street.” a project description reads.

Bardas expects a total investment in the project of $65 million, according to an updated project webpage.

Development plans also call for about 11,300 square feet of common open space and 647 square feet of retail space.

The project would provide 168 vehicular parking spaces and 26 bicycle spaces within a two-level underground parking garage and an at-grade enclosed parking area, plans show.
