Lake Balboa Neighborhood Council To Review Proposed 39-Unit Apartment Project

Plans call for five of 39 units to be reserved for very low-income households

The Lake Balboa Neighborhood Council Monday evening will review plans for a four-story, 39-unit mixed-use apartment project near the southeastern corner of Sherman Way and White Oak Avenue, its meeting agenda shows.

The project is being planned by applicant Hany Malek of Selective Investments Channel LLC, which acquired the two parcel project site of 17630 Sherman Way last year for about $2.65 million, county property records show. The site holds a single-story auto repair shop that would be replaced under the proposed development plans.

According to the neighborhood council’s agenda, the developer and city have some concerns that have to be worked out before the former is ready for a presentation in the fall. Malek first submitted details for the project last year.

Plans to be reviewed by the council call for a 45-foot-tall, 39,087-square-foot mixed-use project with 12 studio apartments, 15 one-bedrooms, and 12 two-bedrooms. Apartments would be over 5,822 square feet of ground-floor retail space and 67 automobile parking spaces split between ground-floor and underground levels.

Of the community’s 39 units, five would be reserved for very low-income households.

The applicant is requesting a 35-percent floor-area ratio bonus and one-story height increase (to four stories), plans show.

Designed by Kamran Tabrizi Architect & Associates, the proposed development would also provide about 4,300 square feet of common open space, including third- and fourth-floor roof decks and a rooftop patio and garden.

The project representative is shown as Daniel Ahadian, founder of nūr – Development | Consulting, a land use consulting firm.
