Lombardi House-Adjacent Apartment Tower Plans Head To Neighborhood Review

The Hollywood United Neighborhood Council’s land use committee Thursday evening will review plans by a pair of companies to develop a 24-story, 128-unit apartment tower next to Hollywood‘s historic Lombardi House, its meeting agenda shows.

The project would be led by San Francisco-based DM Development and Los Angeles-based Massachi Industries and rise at 1725 Bronson Avenue, a piece of undeveloped land just north of Lombardi House. Plans filed last year call for about 230,000 square feet of new construction containing 38 one-bedrooms, 37 two-bedrooms, and 53 five-bedrooms, with some number of micro-units within the bottom half of the planned community. Designs for the proposed development are being led by project architect Steinberg Hart.

On Thursday, the Hollywood neighborhood council committee will discuss and potentially vote on the joint venture’s plans, according to its meeting agenda. The development team is requesting an approximately 30-unit density bonus and would reserve 12 apartments for very low-income households.

Through an affiliate, DM Development is currently under contract to acquire from current owner MCAP Partners the project site and Lombardi House property. MCAP Partners will retain control of Lombardi House in the deal, Massachi Industries founder and CEO Alexander Massachi told What Now Los Angeles in August.

The new project would provide five levels of parking with space for 134 automobiles, along with 98 bicycle spaces, plans show.

Amenities would include a gym, 7,231-square-foot roof deck, co-working space, and other features, such as flexible space that could act as a ballroom to supplement Lombardi House events.

The development team said last year that it expects to start construction at 1725 Bronson Avenue in late 2022 and open in the third quarter of 2024.

Great location! Right around the corner from the worst homeless encampment in Hollywood, on Carlos Avenue! Adjacent to the Bronson overpass encampment as well. The apartments should have great views of all the decrepit RVs and their associated filth! Who wouldn’t want to live there?
