Named Triangle Center, the project would rise at roughly 57,342-square-foot project site that straddles the border between Culver City and Los Angeles. Slated for 12727 W. Washington Blvd. in Culver City and 12750 Zanja St. in LA, it would be bordered by Zanja Street to the north, West Washington Boulevard to the south, and Meier Street to the west.

Based in Vancouver, Bastion Development would limit 19 apartments to below market rate and utilize Culver City Community Benefits incentives as well as California State Density Bonus Law, according to a project webpage.

Along with apartments, the approximately 170,000-square-foot project would also include 19,100 square feet of retail, most of which would be along West Washington Boulevard. Early plans also call for more than 5,000 square feet of landscaped public open space.

The architect for Triangle Center is Agoura Hills-based firm pk:architecture.

The neighborhood council’s discussion on Tuesday will focus on the proposed project with regards to public amenities, sustainability standards, concerns for displaced low-income tenants, and street enhancements, according to the meeting agenda.
