Mid-City Apartment Project Planned

The owner of a four-unit property in Mid-City has plans to replace it with a three-story, 11-unit apartment project, according to a planning case posted by the city of Los Angeles this month.

The project site of 1215 Irolo St. is owned by Jessica Celious, who is proposing a 45-foot-tall multifamily building holding 11 one-bedroom units and six parking spaces, plans show. The planned development also involves project architect Terra Lumen Coastal, according to planning documents.

Referred to as Irolo Residence in application materials, the new community would include one unit reserved for a very low-income household and one reserved for a moderate-income household, plans show. The applicant is requesting Tier-2 project incentives under the city’s transit-oriented communities program, including a 30-percent reduction in the required front-yard setback from 15 feet to 10.5 feet.

The Mid-City project would also include about 1,500 square feet of open space including a 280-square-foot rooftop common area as well as four bicycle spaces.
