Modular Apartment Project Proposal Approved For West Adams

The Los Angeles planning department has approved plans for a six-story, volumetric modular housing development to replace a trio of duplexes in West Adams, a determination letter posted by the city last month shows.

The applicant behind the proposed development is listed as Demien Farrell of Hollywood-based development company Relevant Group, while the property owner is Joanna Ostrander. Relevant Group is the parent company of off-site construction management company RMOD Modular.

Slated for 2853 West Boulevard, a property at northwestern corner of the intersection of West 29th Street and West Boulevard, the apartment community will be a 67-foot-tall, roughly 25,000-square-foot building constructed off site using 54 steel volumetric units. Designed by Relevant Group Vice President of Architecture Justin Brechtel, it will hold 18 two-bedroom apartments and four three-bedrooms.

Approvals given late last year include Tier-3 transit-oriented communities program incentives, such as a 69-percent density bonus, 22-foot height increase, and 25-percent reduction in required open space to allow 2,431 instead of 2,950 square feet. The development team will reserve two apartments for extremely low-income households, two for very low-income households, and one for a low-income household, per the TOC program, plans show.

The project will provide 11 automobile parking spaces and space for 28 bicycles.

Plans also call for about 2,500 square feet of open space that would include a 1,345-square-foot roof deck.
