New Designs For Encino Eldercare Project Proposal Presented

The latest plans call for a scaled-down design and fewer units

The development team behind plans for a 200-plus-unit eldercare facility in Encino has scaled back designs for the proposed project, according to plans on file with the Encino Neighborhood Council.

Last month, Geneva Street Partners presented revised plans to the Encino Neighborhood Council’s Planning & Land Use Committee for 17500 Burbank Boulevard, where it intends to develop a six-story senior housing project. New plans call for 228 – rather than the previously planned 238 – units, as well as a scaled down design for the site, last month’s presentation shows.

The project would replace the Bethel Encino ELCA Church and Preschool at the southwestern corner of the intersection of Burbank Boulevard and Encino Avenue. The latest unit breakdown consists of 196 independent and assisted living units and 32 memory care guest rooms.

Also involved in plans for the development are Spectrum Retirement Communities, which would be the community’s operator, and project architect Vessel Architecture.

The new development would total 278,542 square feet, rise to a maximum height of 94 feet, and provide 164 automobile parking spaces, plans show.

An LA-based real estate developer, Geneva Street Partners acquired the project site through an affiliate last year for about $8.2 million, county property records show.
