New York Company Plans Boyle Heights-Area Production Studio Project

An affiliate of New York-headquartered East End Capital has filed plans with the city of Los Angeles to develop a 236,991-square-foot motion picture production studio and office project in the Boyle Heights area, a new planning case opened by the city shows.

The project would adaptively reuse and build upon an existing two-story concrete and steel cold storage warehouse building totaling about 146,000 square feet of floor area at 2233 – 2251 Jesse St. and 634 S. Mission Road. The site is on a block bounded by Jesse Street to the south, Whittier Boulevard to the north, and South Mission Road to the west.

Jesse Street LA Owner LLC, a company led by East End Capital Managing Principal Jonathon Yormak, is in escrow to acquire the project site from several entities, application documents show. The current owners of the site, which hasn’t traded hands since 2002, are Next Gen Developments I, Next Gen Developments II, and Next Gen Developments III LLC, plans show.

Named Jesse St. Studios, the new project would rise four stories to about 64 feet. Levels two through four would feature most of the building’s roughly 100,000 square feet of office space, while the first floor would hold its production studio and soundstage space.

The project would also provide 380 parking spaces.

The architect is Relativity Architects.

East End Capital is a real estate investment firm focusing on markets led by technology, content creation, and other drivers, according to its website.

Its plans for Jesse St. Studios also list it alongside the address of East End Studios in Glendale.
