Office-To-Hotel Conversion Plans In Koreatown Get Thumbs Up

The Los Angeles Office of Zoning Administration has given approvals to plans to convert a four-story office building in Koreatown into a 52-room hotel development, according to a determination letter posted by the city last month.

The planned development is being led by applicant and owner Moo Han Bae of M & C Property Management and will take shape at a two-parcel site at the southeastern corner of the intersection of West 6th Street and South Kenmore Avenue. The applicant acquired the project site in a pair of transactions in 2014 and 2017 totaling about $8 million, according to Los Angeles County property records.

Designs call for three levels of hotel rooms above one level of lobby, restaurant, and parking space.

The project will contain 6,570 square feet of restaurant and bar space, including two ground-floor restaurants totaling 164 indoor seats and 72 outdoor seats, as well as a second-floor outdoor bar with 32 seats, plans show.

The development also entails a one-story parking garage for five vehicles, with off-site parking to be provided for another 56 automobiles.

Plans for the development received support from the Wilshire Center Koreatown Neighborhood Council earlier this year, last month’s determination letter shows.
