195-Unit Park Mesa Heights Plans Head To Neighborhood Council

The Park Mesa Heights Community Council‘s land-use committee Monday evening will review and vote on plans by developer SoLa Impact for a 195-unit apartment project in South Los Angeles, the neighborhood group’s meeting agenda shows.

Plans call for a seven-story, 212,169-square-foot development with 43 studio apartments, 111 one-bedrooms, 32 two-bedrooms, and nine live/work units at 4605 – 4641 Crenshaw Boulevard, according to planning documents.

The eight-building Park Mesa Heights project site currently holds four units and 62,000 square feet of retail space that would be replaced by the apartment development. The existing property was acquired by an affiliate of SoLa Impact’s $1 billion Black Impact Fund in August for about $11 million, according to Los Angeles County property records.

SoLa Impact is seeking approvals for Tier-4 project incentives under the city’s transit-oriented communities program, including an 80-percent density bonus. It would set aside 22 apartments for extremely low-income households in accordance with the TOC program, plans show.

The project would offer 114 automobile parking spaces and space for 135 bicycles.

Plans also call for more than 15,000 square feet of common open space that would include 6,000 square feet of rooftop open space, a pair of courtyards, and other amenities.
