[Renderings] Relevant Group Files Plans For 331-Unit, Gensler-Designed Project In Downtown Los Angeles

An affiliate of Hollywood-based developer Relevant Group has filed plans for a 15-story, 331-unit mixed-use project at the northeastern corner of West 3rd and South Spring Streets in Downtown Los Angeles, according to planning documents posted by the city on Thursday.

Designed by global architecture firm Gensler, the roughly 220,160-square-foot project would rise nearly 200 feet, replacing a surface parking lot at 129 W. 3rd St., plans show. The project’s ground floor would contain 6,350 square feet of commercial space over one level of underground parking with 37 automobile spaces, under the current plans for the site.

Included in the project’s residential portion would be 266 one-bedrooms ranging from 422 square feet to 650 square feet and 65 two-bedrooms from 840 square feet to 870 square feet, with 37 units set aside for very low-income households, plans show. About 220 of the 331 units would have private balconies.

The design for the project calls for a U-shaped residential portion oriented around an internal, open-sky second-floor courtyard with landscaping and seating areas. The proposed retail and/or restaurant space would front Spring Street, with the development’s lobby and reception area around the corner along 3rd Street.

“Special attention” has been given “to create a pedestrian-scaled project at the street level,” the development team writes in application materials.

“The design alternates different textures, colors, materials, and distinctive architectural treatments to add visual interest while avoiding dull and repetitive facades. Landscaping around the building will include a mix of ground cover and trees to complement the architecture.”

Relevant Group counts more than $1 billion worth of projects currently in its development pipeline. It is the developer of a number of hotel and residential projects, including Dream Hollywood, a 178-key hotel project that debuted in 2017.

For 129 W. 3rd St., it is also joined by land-use consulting company three6ixty.

Plans call for about 23,500 square feet of open space, with designs for amenities like a pool, spa and patio, roof deck, community room, and fitness room.

An LLC registered to the developer acquired about half of the proposed project site for $8 million in November, according to a transaction recorded with Los Angeles County at the time. There have been no recent transactions for the project’s northern half or so at 240 S. Spring St., according to county records.
