Santa Fe Art Colony Owner Gets Green Light For 18-Unit Adaptive Reuse Project

The Los Angeles Office of Zoning Administration has given approvals for an 18-unit adaptive reuse project as part of the Santa Fe Art Colony property at the western edges of the Boyle Heights neighborhood, a new determination letter shows.

The project will take shape inside of an existing 20,200-square-foot warehouse building at 2345 S. Santa Fe Ave., one of five buildings making up the 3.4-acre art colony. Plans call for 18 joint living and work quarters for artists and artisans, each with its own separate entrance and added mezzanine level. The additional loft level within each apartment is aimed at producing more functional space and will add about 3,670 square feet of floor area to the existing building.

The property was designated as a Historic-Cultural Monument in 2019, limiting the scope of allowable work to the building’s interior.

The Santa Fe Art Colony already holds 57 joint living and work quarter units across the site’s other four buildings.

At 2345 S. Santa Fe Ave., which is at the rear (or westernmost) portion of the property, units will range from about 650 to 1,300 square feet. Floor plans will generally feature a studio workspace, kitchen, and powder room on the ground floor and a bedroom and bathroom on the mezzanine level above.

Amenities will include a central courtyard, raised outdoor deck, and new landscaping.

The project will also provide 24 automobile parking spaces and 20 bicycle spaces.

The owner of the colony is an affiliate of Miami-based Fifteen Group, which has drawn attention for reported attempts to hike the rents of residents and a subsequent lawsuit filed by the Santa Fe Art Colony Tenants Association.

Also involved in plans for an 18-unit expansion of the site is Dutton Architects and entitlements consultant three6ixty, plans show.
