Spartanburg, South Carolina-based Johnson Development Associates has plans to develop a five-story, 134,198-square-foot self-storage project in Downtown Los Angeles, according to plans filed this month with the city of Los Angeles.
The project would take shape at a three-parcel site at the northeastern corner of the intersection of San Pedro and 7th Streets, replacing an auto repair shop structure and three industrial buildings, application documents show.
An affiliate of The Johnson Group, which is also based in Spartanburg, Johnson Development Associates is in escrow to acquire the project site from 6062 Alcoa Properties LP, plans show.
Among other approvals, the development team is seeking relief from a maximum building height of 37 feet for the proposed project, which would rise to a max height of 66 feet.
“The proposed use will meet the growing demand for quality storage space in an emerging residential market as a result of the continued production of medium- and high-density multi-family developments in downtown Los Angeles,” the project team writes in application documents.
The facility would provide on-site surface parking for 25 automobiles and space for 72 bicycles.
Designs for the planned development are being led by architecture and design firm Ware Malcomb.
