A developer has plans for a seven-story, 29-unit apartment development on South Wilton Place and near the Wilshire / Western Metro station, according to plans filed with the city of Los Angeles this month.

The project is being led by Adam Surnow and would rise at a now-vacant, two-parcel site at 544 – 550 South Wilton Place, plans show. Designed by Kevin Tsai Architecture, the proposed 44,212-square-foot, 84-foot-tall apartment community would hold 23 two-bedrooms, five three-bedrooms, and one four-bedroom over one level of below-grade parking.
The project site was acquired in March for $2.9 million by a company tied to Surnow, according to county property records. City records show that demolition permits were issued for the property in March of 2020 for a two-story duplex and a single-family dwelling.
The developer is seeking Tier-3 transit-oriented communities incentives for the proposed development, including approvals for a height increase from 75 to 84 feet and a 25-percent open space reduction, according to application documents. Three units would be reserved for extremely low-income households in accordance with the TOC program, plans show.
The project would provide about 3,000 square feet of open space, 47 automobile parking spaces, and 31 bicycle spaces.
Surnow is also behind a 16-unit apartment project proposal for Hollywood.
