Seven-Story Project Plans Receive Approvals For Echo Park Area

The Los Angeles planning department has approved plans for a seven-story, 90-unit apartment project near the border between the Echo Park and Westlake neighborhoods, according to a determination letter posted by the city earlier this month.

Named Inspire Echo Park, the planned community will take shape at a five-lot site that includes 1525 Pizarro St. and is being led by Los Angeles- and Chicago-based development and investment firm Bond Companies, plans show. The development is replacing a single-story warehouse building and pair of adjoined building structures that were demolished last year, according to the determination letter.

Plans call for a roughly 90-foot-tall, 65,500-square-foot multifamily building with 31 studio apartments, 12 one-bedrooms, 35 two-bedrooms, seven three-bedrooms, and five four-bedrooms. Studios will range from 358 to 372 square feet, ones from 505 to 629 square feet, twos from 570 to 698 square feet, and threes from 1,190 to 1,228 square feet, while each of the five-bedrooms will be 1,090 square feet.

Designs for Inspire Echo Park have been led by architecture firm HED and landscape architect SQLA.

Approvals given this month allow for Tier-1 project incentives through the city’s Transit Oriented Communities Incentive Program, including a 47-percent density bonus. Bond Companies will reserve 10 apartments for very low-income households, per the TOC program, according to the determination letter.

Inspire Echo Park will offer about 8,900 square feet of usable open space, including amenities such as a fitness room, pool deck, and roof deck, among others.

The project will provide 90 parking spaces in a partially subterranean garage, as well as space for 75 bicycles.
