Six-Story Student Housing Project Planned Near UCLA

Named The Hive At Los Angeles, the proposed Westwood development would replace a four-unit apartment building

A real estate investment company has plans for a six-story, 18-unit student housing development near the University of California, Los Angeles, according to plans filed with the city this month.

The proposed project is being led by M&A Real Estate Partners and would replace a four-unit apartment building at 535 Glenrock Avenue with a 21,030-square-foot, 67-foot-tall apartment building holding five three-bedroom units and 13 four-bedrooms.

Designs for the proposed project, which in planning documents is named The Hive At Los Angeles, are being led by Lorcan O’Herlihy Architects, plans show.

The development team is seeking approvals for a seven-unit density bonus and 21-foot height increase, according to planning documents.

Rising just west of UCLA, the new project would offer three-bedrooms at an average size of about 1,020 square feet and four-bedrooms at an average size of 1,220 square feet. Three units would be reserved for very low-income households, plans show.

The student housing community would also offer 1,676 square feet of usable open space, with planned amenities including a common-area landscaped roof deck, private terraces on each level above the ground floor, and a fitness room.

The project would provide 10 automobile parking spaces and space for 70 bicycles.

The four-unit project site was acquired in September by M&A through an affiliate for $6.85 million, according to Los Angeles County property records.

The company owns several dozen student housing communities – some of which are under the Hive name – across a number of states, including California, Oregon, Texas, and multiple others, according to its website.
