Tarzana Medical Office Development Plans To Go Before Planning Commission

The South Valley Area Planning Commission on Thursday will review plans by TriStar Realty Group for a two-story, 19,185-square-foot medical office center development in Tarzana, according to its meeting agenda for this week.

The proposed project would replace a one-story, 7,474-square-foot multi-tenant shopping center and surface parking lot at 5223 – 5231 Lindley Avenue with a new 38-foot-tall building just east of the Ventana Medical Center on Ventura Boulevard.

Planning staff recommend that commissioners approve the project, which would require a Specific Plan height exception, among other requests, according to meeting agenda materials.

“Further, introducing a new medical office development at this location will further promote subsequent economic development by enhancing the supply of related medical office uses in and around the commercial location, furthering this burgeoning cluster which includes the immediately adjacent Ventana Medical Center and the recent major renovations of the Providence Cedars-Sinai Tarzana Medical Center,” a planning staff conclusion reads.

The project would provide five parking spaces on site, while another 91 would be provided off site, at the adjacent medical center.

TriStar Realty Group acquired the project site through an affiliate in 2013 for about $2.5 million, according to county property records. It also owns the Ventana Medical Center, which it developed in 2008.
