The applicant and owner behind the proposed Tujunga development is a company managed by Varoujan Keosseian. The project applicant will present plans for the project to the neighborhood council’s land-use committee for discussion and possible action on Monday, according to its agenda.

The development would take shape at 7577 Foothill Boulevard and contain 13 one-bedroom apartments, 17 two-bedrooms, and 16 three-bedrooms, with five units set aside for very low-income households.

Designs for the proposed development are being led by Glendale-based architecture firm Vartan Jangozian & Associates, plans show. They call for amenities including about 5,000 square feet of rooftop space and a first-floor, open-to-the-sky common area.

The community would also provide an on-site parking garage with space for 88 automobiles, as well as space for 61 bicycles.

Previously holding a Denny’s restaurant but now a vacant lot, the nearly 1-acre development site was acquired by the Keosseian-managed project applicant in 2015 for just under $1.3 million, according to Los Angeles County property records.
