Van Nuys Neighborhood Council To Review Plans For Six-Story, 64-Unit Apartment Project

Seven units would be reserved for extremely low-income households

The Van Nuys Neighborhood Council Monday evening will review plans for a six-story, 64-unit apartment project near the southwestern corner of Oxnard Street and Hazeltine Avenue, according to its meeting agenda.

The project has been led since late last year by project applicant and site owner Leslie Nishanian of Hazeltine Center LLC. It would replace multiple commercial buildings and a wireless communications facility at 5943 – 5953 Hazeltine Ave., near the border between the Van Nuys and Sherman Oaks neighborhoods.

Designed by project architect Daryoush Safai, plans call for 50 one-bedroom apartments and 14 two-bedrooms. Nishanian is requesting Tier-2 project incentives under the city of Los Angeles’ transit-oriented communities program, including a 22-foot height increase to 67 feet and a 25-percent reduction in required open space. As a result, the development would provide seven units reserved for extremely low-income households, plans show.

Landscape architect Harmony Gardens is also involved in the proposed project, which also entails 56 automobile parking spaces on the ground floor and one subterranean level.

In all, the project would total about 58,000 square feet of new construction, according to application documents.
