West Hollywood Mixed-Use Plans Move Forward

The anticipated timeline for the Morphosis-designed building involves starting construction activity next year

The city of West Hollywood has released a draft environmental impact report on plans for a 15-story mixed-use development at the site of the Viper Room nightclub on the Sunset Strip.

Designed by Culver City-based architecture firm Morphosis, the project is being led by Silver Creek Development and would rise on a roughly 40,000-square-foot site bounded by Sunset Boulevard to the north, Larrabee Street to the east, the London Hotel to the south, and San Vicente Boulevard to the west. It would replace four one- and two-story commercial buildings occupied by the Viper Room and several retail stores with a new development containing 115 hotel rooms, 41 condominiums, and new nightclub space for the Viper Room, among other features.

This month’s environmental study lists an anticipated construction timeline starting next year and wrapping up in 2025.

Project plans for 8850 Sunset Boulevard call for about 240,000 square feet of floor area – not counting five subterranean levels containing 240 parking spaces – at the project site, which was acquired by an affiliate of Silver Creek Development in 2018 for $80 million.

Also involved in the project is Plus Development, according to project plans.

The hotel portion of the development would contain amenities including meeting rooms, a spa and gym, outdoor pools, restaurants, lounges, and retail, as well space for the Viper Room. It would also feature a publicly accessible outdoor cafe and terrace alongside a roof garden three to four stories above Sunset Boulevard.

The residential portion would feature 31 market-rate condos and 10 below-market-rate units along with residential amenities including a gym, movie screening room, and outdoor pool.

The draft EIR’s release is being followed by a roughly two-month public comment period ending on November 5.

“We believe the DEIR’s findings are incredibly positive,” the project team said in a letter upon the release of the report.
