Westchester Neighborhood Committee To Vote On Mixed-Use Apartment Project Plans

The Neighborhood Council of Westchester/Playa’s land-use committee Tuesday evening will review and vote on the latest plans by Fairfield Residential for a 362-unit mixed-use apartment project at 6501 – 6521 S. Sepulveda Blvd., the neighborhood group’s meeting agenda shows.

Named Sepulveda & Centinela, the proposed development would replace a multi-tenant strip mall and industrial buildings while maintaining Dinah’s Family Restaurant, which is at the southeastern corner of the 2.2-acre project site. A presentation on file with the neighborhood council from its November information-only discussion on the project shows new angles of project architect Carrier Johnson + Culture‘s design of the building.

Plans call for 126 studio apartments, 110 one-bedrooms, and 126 two-bedrooms, with 41 of the apartments to be reserved for very low-income households. Designs also include a 1,000-square-foot roof area, a swimming pool, landscaped open space and patios, and 3,700 square feet of commercial space for along the western side of South Sepulveda Boulevard

Fairfield Residential is seeking approvals for a 50-percent density bonus to allow for the planned 362 units, as well as a 26-percent reduction in required open space to about 31,000 square feet, among other requests, plans show.

The Westchester project would include a four-level parking garage with space for 520 automobiles, as well as 182 bicycle spaces.
