45-Unit Hollywood Project Secures Height Boost

The Los Angeles planning department last week granted key increases in allowed floor area ratio and height for a proposed 45-unit project at 1333 Tamarind Ave. Proposed by project applicant Isaac Cohanzad, founder of LA-based developer and property manager Wiseman Residential, the development can move ahead with a 32-percent increase in FAR to 3.95:1 and an 11-foot increase in height to 56 feet, or five stories.

The project site, which is three rectangular lots totaling 19,511 square feet, requires the demolition of three separate single-family dwellings, one of which – 1343 North Tamarind Ave. – occurred in August 2019 without the requisite city-issued demolition permit, according to planning records. Following demolition, construction will begin on a 55,261 square-foot residential building and two subterranean levels of parking holding a combined 105 spaces. The developer has committed to reserving four units for households at very low incomes, and as a result the project also secured a density bonus of 35 percent, or 12 more units than the base allowance of 33.

Wiseman Residential is described as one of Los Angeles’ bigger developers and property managers, accumulating a portfolio of over 1,000 units since its founding by Cohanzad in 1985. The company focuses on developments of between 10 and 100 units, specializing in two-to-four-bedroom luxury condos and apartments.
