93-Unit Apartment Building Planned In Fairfax Neighborhood

A company has plans to develop a five-story, 93-unit apartment project at the northeastern corner of the intersection of West 3rd Street and South Poinsettia Place, according to application documents filed with the city of Los Angeles this month.

The owner and applicant behind the proposed Fairfax project is an affiliate of Los Angeles-based real estate company Conroy Commercial, which application documents show has plans for a 56-foot-tall, 61,340-square-foot development at the project site. The site currently holds three one-story office buildings and a surface parking lot, all of which would be demolished for the proposed development.

The development team is seeking transit-oriented communities program incentives including an 11-foot height increase to the planned maximum of 56 feet, as well as a 20-percent reduction in required open space. It would reserve eight apartments for extremely low-income households, according to planning documents.

Designs for the proposal are being led by project architect West Pacifica Design-Construction, landscape architect Harmony Gardens, and design consultant Studio William Hefner. They entail a mix of one-bedrooms and two-bedrooms over two levels of underground parking with space for 151 vehicles. The apartment community would contain 76 one-bedrooms and 17 two-bedrooms.

Plans also call for about 7,000 square feet of common open space, including rooftop open space, a pool and jacuzzi, and a recreation room. The project would also offer space for 79 bicycles.
