Co-Living Development Planned In Hollywood

A developer has plans for a 14-story co-living project to rise near the Hollywood intersection of Selma and Wilcox Avenues, according to a planning case posted by the city of Los Angeles this week.

The proposed project would be led by Hawkins Way Capital and take shape at 6422 W. Selma Avenue and 1540 – 1552 N. Wilcox Avenue as a new Found Residences co-living community, according to application documents. Designed by DLR Group, the project would incorporate the facade and structure of the site’s existing Concept Arts building, partially demolishing it and fully demolishing a two-story office building also at the roughly 30,000-square-foot project site.

Totaling about 68,000 square feet of new construction and rising to a maximum height of 173 feet, the proposed development would contain 45 four-bedroom apartments, including six reserved for very low-income households, along with 35 parking spaces and about 7,800 square feet of common open space.

The Found community would follow other such locations in cities including Miami and Philadelphia that offer fully furnished units, flexible lease terms, and other features, according to the company’s website.

For its LA plans, Hawkins Way Capital acquired the two-parcel project site through an affiliate in a pair of transactions in 2013 and 2018 for about $16 million, according to Los Angeles County property records.

Planned amenities for the Hollywood development include an approximately 1,000-square-foot rooftop deck and community rooms on floors three through 12, plans show.
