[Renderings] All-Affordable Residential Project Planned for Pico-Union

A historic three-story building at the site would be preserved, converted into the project's amenity area.

Menlo Investor LLC is planning on constructing a six-story, 78-foot-tall building with 128 residential units, all of which will be set aside for affordable housing, at 1216 – 1224 S Menlo Avenue, according to plans filed with the city. There will be 24 studios, 39 one-bedrooms, 33 two-bedrooms, and 32 three-bedrooms. Four vehicular parking spaces and 98 bicycle parking spaces will be included. 12,019 square feet of open space is also planned.

Although Menlo is proposing the removal of two existing, non-historic buildings which currently house eight residential units as well as a surface parking lot, the applicant hopes to repurpose an existing historic, three-story building to use as the yet-to-be-named affordable housing project’s amenity area including a teen activity room and a large community room. 

To make way for this project, the applicant is seeking a density bonus with base incentives for increased density and floor area ratio, reduced parking and open space, increased height, and reduced side and rear yard setbacks. 

What Now Los Angeles reached out to Michael Sorochinsky of Menlo Investor LLC but received no response by the time of this article’s publication.
