Sawtelle Site Eyed For Seven-Story Apartment Development

The West Los Angeles apartment project would hold seven units for extremely low-income households

A developer has plans for a seven-story, 63-unit apartment project to replace a series of small residential buildings in the northeastern corner of the Sawtelle neighborhood, according to a planning case posted this month by the city of Los Angeles.

The proposed project would rise at 1713 – 1721 Beloit Ave. and be led by applicant and owner Elliot Nayssan of Nayssan Properties, a development and property management company. The West Los Angeles project site currently holds a fourplex and a single-family dwelling.

The development team is seeking Tier-3 project incentives under the city’s Transit Oriented Communities Incentive Program, including a 70-percent density bonus and an 11-foot height increase to the planned building height of 80 feet. Seven units would be reserved for extremely low-income households, per the TOC program, application documents show.

In all, plans call for seven studio apartments, 31 one-bedrooms, 24 two-bedrooms, and one three-bedroom, along with about 6,000 square feet of common open space. The apartment community would include a courtyard, a gym, a roof deck, and other amenities.

The project would also provide 63 automobile parking spaces and space for 55 bicycles, plans show.

Designs for the proposed development, which is named 1717 Beloit in planning documents, are being led by project architect SG Design and landscape architect Yael Lir Landscape Architects.
